Close all closet doors
Lights should be left on during showings.
Open curtains and shades to provide more light.
All trash cans must be emptied.
Keep room temperature at a comfortable level.
Leave on high quality radio playing classical or smooth jazz music.
Lock any rooms not being use so they stay ready to show.
Pack half of what you own and move all personal items from the home.
Scrape and paint any areas with peeling paint
Clean windows and sills
Repair driveway and sidewalk hazards
Landscaping with blooming flowers make a good impression
Eliminate area of mold
Plan easy meals that are quick and easy to clean up.
Never leave dirty dishes in the sink or dish washer.
Wipe and clean table tops and appliance surfaces.
Counter tops should be free of any items that take up surface space.
Take out trash.
Make sure cabinets and refrigerators are organized and neat. Do not over fill these storage areas.
Make your home smell good. Boil cinnamon sticks, lemon extract or vanilla extract just before showings.
Clean ovens, toaster ovens and microwaves appliances
Make up beds every morning and don’t leave dirty clothes laying around.

Put away personal items and make bedroom look like a nice clean hotel room.
Clear away the surface of dressers and night stands.
Place wet bath towel in the dryer with a dryer sheet. Dryer sheet makes the house smell good.
Put out fresh new towels.
Wipe down and clean Sink, tub and toilet (keep lid down)
Put away personal items (tooth brush, anti-perspirants, makeup, creams and lotions).
Bathrooms should look like hotel bathrooms.
Remove all clutter (mail, morning newspaper, keys, chargers, etc.)
Boots, shoes, slippers, skates must be stowed away
Door lock sets must work properly so as not to frustrate showing agent who has difficulty gaining access.
Make sure pets are secured
Put away pet bowls and toys
Make sure litter box is clean and out of the way if possible.
Remove pets who will bark constantly at guest.
Get a dehumidifier and make sure it is running and draining properly.
Eliminate in basement water penetration from storm water.
Make it look clean and organized-it should be the most impressive area of the house.
Make sure that buyer guests have easy access to main utility area including electric box, furnance, water heater and generators.
